Buying a house can feel very daunting but our team are always on hand to assist you, ensuring it runs as smoothly as possible. Our step-by-step guide outlines all the key milestones in your buying process, from start to finish.

Preparation

Deposit– Aim to save 5% of the purchase price but a higher  deposit often leads to a cheaper mortgage rate.

Credit Score– A good credit score is essential for mortgage  approval. Review your credit report and address any issues.

Mortgage Agreement in Principal (AIP)– An AIP shows you how much a lender is willing to lend and makes you more attractive to  sellers.

Finding Your Home

Research Your Chosen Area- Find a location that suits you, considering factors like schools, amenities and transport links.

Our Properties– Explore our properties on social media, Rightmove and our central office.

Get in Touch With Our Team– Enquire with our team for further information and to book your viewing slot.

Viewings– Visit your chosen properties.

Making An Offer

Initial Offer– Provide our Team with your offer – all offers will be discussed with the Vendors and you will be informed of an outcome.

Revised Offer– If your offer is rejected, a higher offer could be placed. We will negotiate with the seller until an agreement is reached.

Accepted Offer– When your offer is accepted, documents will be required and the property will be taken off the market.

Conveyancing

Appoint a Solicitor– Take advantage of our conveyancing package for discounted rates.

Legal Checks– Searches into property ownership, land boundaries, contract reviews, etc. will be carried out by your appointed Solicitor.

Transparency– We think transparency is key; our team will deliver updates and guidance throughout, with a focus on honesty and clarity.

Completion

Contract Exchange– Contracts are exchanged between solicitors, to legally bind agreements.

Completion– On Completion Day, the house legally becomes your home. Our Team will meet you for key handover.

Please remember that the process can vary based on individual circumstances, but this overview provides a general outline. Seek professional advice and consult official government resources for detailed guidance.
